Project delivery

Management of Projects

Cost, time and quality are the three fundamentals our approach is built on. Management of construction can take a number of forms, depending on the size and complexity of a project:

Lead Consultant — a simplified form of project management, where a member of the design team also guides the client through the process and co-ordinates the wider team. Best suited to small to medium, traditionally procured projects.

Project Co-ordination — similar to the Lead Consultant role, with more emphasis on the detailed planning, programming and co-ordination of the design team and contractors.

Project Management — a standalone appointment, independent of the design team or contractors, to control and manage a project from start to finish. Suited to large or complex schemes involving numerous consultants and contractors.

Employers Agent — used specifically on design and build projects, guiding the client from developing requirements through to choosing and directing the contractor to completion.

Insurance

Insurance Reinstatement Cost Assessments

Whether you own or lease a single property or a large portfolio, having the correct level of insurance cover is essential. Most insurers require a professional evaluation of a building’s rebuild cost — a Reinstatement Cost Assessment (RCA) — and its accuracy is crucial. Being under-insured leaves you exposed if you need to claim; being over-insured means paying unnecessarily high premiums.

Our reports are prepared in accordance with RICS Practice Standards, using both Building Cost Information Service (BCIS) data and our own in-house cost data from recent projects. We recommend a site survey and RCA every 3–5 years, with the figure reviewed annually or whenever a property changes.

What we need for an RCA:

  • Full address and postcode
  • Unrestricted access to all areas of the property
  • Any floor plans or layouts you hold
