Construction projects

From design brief to final account

Our chartered surveyors undertake a range of roles across the construction process — from inception through to completion — including refurbishment, renovation and repair works across the full range of building types.

Design and specification — agreeing a brief and preparing the design and specification documentation needed to procure the works, and advising early on planning or building control consents.

Contract administration — tendering the works, evaluating returns, drawing up contracts, administering the works, agreeing variations, snagging and certifying completion.

Project monitoring — acting as a landlord’s, funder’s or investor’s eyes and ears on site, checking that specifications are met and works are progressing to a satisfactory standard.

Dilapidations

Dilapidations Services

Commercial leases place a range of obligations on tenants over the condition a property is returned in at lease end. It’s a complex field, drawn from case law, statute and — more recently — a prescriptive protocol. Our surveyors act for both landlords and tenants, with a proven record of negotiating beneficial outcomes.

Lease documentation review — for landlords planning strategically for a lease’s end, or tenants budgeting for anticipated liabilities.

Records of condition — accurately documenting a property’s physical condition, which can significantly reduce liabilities at lease end when well drafted.

Claims and negotiation — pursuing or defending dilapidations claims, with a realistic assessment of the likely outcome from the outset.
